    What is an Architect Certificate under RERA?

    An Architect Certificate is the formal declaration by registered architect confirming that a real estate project is being constructed as per the approved sanctioned plan. If any deviations are found, the architect must report them to the RERA authority through this certification.

    The certificate is required at different stages of the project, including: 

    When a developer requests fund withdrawal from the RERA escrow account.

    How is Architect Certificate Structured?

    The certificate follows a standardized format known as Form-1, divided into two sections:

    Table A – Percentage of Completion of Construction Work

    Excavation

    Basement and Plinths

    Podiums and stilt floors

    Slabs of the superstructure

    Internal walls, plaster, flooring, doors, and windows

    Sanitary fittings

    Staircases, lift wells, lobbies, and water tanks

    Installation of lifts, fire fittings, electricals, and common area finishing

    The architect must verify progress in:

    Internal roads and footpaths

    Water supply and sewerage system

    Stormwater drains

    Landscaping and tree planting

    Street lighting and community buildings

    Sewage treatment plant (STP) and solid waste disposal

    Fire protection, electrical meter rooms, and other project-specific requirements
