An Architect shall verify whether project is being constructed in accordance with the sanctioned plan. Any deviation or irregularity noticed by an architect must be communicated to promoters as well as RERA authorities.

The architect consulted for a particular project has to certify the condition of project in Form-1. The format of Form-1 is already prescribed by RERA.
Form-1 if basically divided into two tables called Table-A and Table-B.
The architect has to certify the percentage of completion of following tasks in table-A. Such tasks are listed below.
Excavation
basement and plinths
Podiums
Stilt Floors
Slabs of super structure
Internal walls, plaster, floorings, doors, windows,
sanitary fittings of flat
staircases, lifts wells, lobbies, underground water tanks
external plumbering and plaster, elevation, terraces with water proofing
installation of lifts, water pumps, fire fitting fittings as per fire NOC, electrical fittings to common area, finishing, plinth protections, compound wall and other requirements.
The architect has to certify the percentage of completion of following aspects of projects in TABLE-B:
Internal roads and footpaths
water supply
sewerage
storm water drains
Landscape and tree planting
street lighting
community building
Treatment and disposal sewage and sullage water/STP
Solid waste disposal
Water conservation, rain water harvesting
Energy management
Fire protection
Electrical meter room
Others as per project
Importance of architect certificate
The RERA authority through this certificate wants to make sure that the construction of building must be completed within the specified time period and the customers are given possession on time. To give possession on time, it becomes imperative for RERA authority to check the status of completion of project. In order to carry out this verification, the architect is given the responsibility to certify the percentage of completion through giving certificate in FORM-1.
who can give Architect certificate
The architect associated with project shall give the certificate who is in possession of valid membership number, COA Number, validity till date of providing certificate.
Architect's responsibility
It is the highest responsibility of an architect to certify whether the project constructions is being carried out in accordance with approved plan. The architect is responsible for giving certificate on the status of completion of project. To certify the status architect must visit the site of the project and verify the activity at site. The RERA authority depends on the certificate issued by architect to safeguard the interest of customers.
